We can work from your on-site linen par stock, rotating and laundering between stays, or swap in fresh sets you keep in a closet. We track consumables you nominate, such as toilet paper, paper towel, soap, coffee and dishwasher tablets, and tell you when they are running low rather than after they run out.

You get a short set of photos of the finished unit after each turnover. It is the fastest way to settle a guest complaint, catch damage early, and know a clean actually happened when you are managing a property remotely.

A note on Toronto's short-term rental rules

Toronto only permits short-term rentals in your principal residence, and operators must register with the City and display their registration number. We clean registered properties. This is worth being straight about, because enforcement has real teeth and it affects whether a unit is a business you can build on.

The window is tighter than it looks

An 11am checkout and a 4pm check-in reads as five hours. In practice it is rarely more than three. Guests leave late, the lift is busy, and a same-day arrival often messages asking for early check-in before you have started.

So the operation has to be built for the bad day rather than the average one. We work a fixed room order, carry a second linen set rather than laundering on the critical path, and flag anything that will not fit the window as soon as we see it instead of at 3:50. If a unit genuinely cannot be turned in the time available, the honest answer is to move the check-in time, and we will say so.

What actually costs you reviews

Turnover cleaning is judged differently from house cleaning. A guest is not comparing the unit to how it looked last week, they are comparing it to a hotel and to the photographs they booked from.

In practice the things that generate complaints are narrow and predictable: hair anywhere in the bathroom, a smell in the bin or the drain, crumbs in a drawer or the toaster, marks on glass and mirrors, and linen that is clean but creased. None of those are difficult. They just have to be checked every single time, by list, which is why the checklist is per property rather than general.

Depth matters less than repeatability here. A slightly less thorough clean done identically forty times beats a brilliant clean done inconsistently.

Where turnovers fit alongside deeper work

A turnover keeps a unit presentable, it does not reset it. Buildup still happens underneath, and on a busy listing it happens faster than in a home because the unit is in constant use.

Most hosts we work with schedule a deep clean every few months, usually in a natural gap between bookings, to deal with the things a turnover never touches: hard water on the glass, grease film in the kitchen, skirting and door frames, behind and under what can be moved. Between guests is the only time it is possible, so it needs to be planned rather than squeezed in.
