The sand is not a joke. Homes within a few blocks of the boardwalk deal with fine sand tracked in constantly from spring through fall. It gets into entry rugs, hardwood seams and stair treads, and it acts like sandpaper on a wood finish, so it needs vacuuming out rather than mopping across.
Lake humidity is the other local factor. Bathrooms in this part of the east end grow mildew on grout and silicone faster than in drier parts of the city, particularly in older houses with weak exhaust fans.
Between the boardwalk and Kew Gardens, this is one of the most dog-dense neighbourhoods we work in, so pet hair and muddy paw traffic in entryways is a standing part of most visits here.

Can you deal with sand tracked in from the beach?
Yes, and it is handled by vacuuming rather than wet mopping. Wet-mopping sand across hardwood grinds it into the finish. We lift it out of entry rugs, floor seams and stair treads first, then wash.
Do you treat mildew in bathrooms?
We remove surface mildew from tile, grout and silicone, which is common near the lake. What we do not do is remediation. If mould is growing behind the wall or through the ceiling, that is a moisture problem for a remediation contractor and we will say so.
